Pre-market Preparation
Market Research
I will take a look at all of the comparable properties in your area. This means that I actually visit a number of properties in-person, not just look on the internet/mls. I also try to gather any additional information about the listing or sale. For example: Was this a foreclosure? divorce situation? or seller had any other reason to want to sell the property quickly with less regard for price?
Market Analysis
Once the initial research is completed, I will sit down to analyze the data and summarize it in an analysis of my findings. My analysis takes into account, recent sales, current competition and any other factors. After coming to a conclusion on the pricing, I will calculate the net proceeds that you could expect to receive based on a number of factors.
Suggestions for Improvements / Pre-Marketing / Assistance
Many times there are small improvements or enhancements that a seller can make before listing that can really help the property sell. One of the services that I provide, is to take a walk through of your home and make notes for suggested improvements. I also have a professional directory of contractors that I can recommend to do the work for you.
Once Your Property Is Listed
MLS Listing
I will personally enter your property into the multiple listing service. By entering the information myself, I can control the quality of the entry and ensure that there are no mistakes. I also make sure to include a detailed description, multiple pictures and a virtual tour.
Feedback Reports
Forms are sent to all showing agents to request feedback on your property. When feedback is received, I will send copies to you and make suggestions based on feedback results.
Open House
An open house provides your property with exposure to the neighborhood (neighbors typically attend out of curiosity) and can generate a "buzz" about your listing.
Extensive Internet Exposure
With over 80% of home buyers starting their search on the internet, good agents cannot afford to overlook this medium. I will make sure that your listing is posted on my website, blog, craigslist and other online resources.
Market Updates
Real estate markets are always changing. I monitor the market for you and make sure that your property is positioned properly in your market.
Your Advocate
Once an offer is received, I will act as your experience advocate and negotiator. Sellers also may not be aware of the fact that in Colorado there is a second round of negotiation upon inspection. I also attend and represent your interests at the closing table.
